New homes

Most builders with a good reputation have a new home warranty policy. In most cases the warranty period is for one year.  This allows enough time for conditions to arise that can be remedied…but only if you bring it to the builder’s attention.

Most new home buyers enter a contract with the builder without having an advocate such as a realtor or an attorney. Many people in this position are of the belief that a new home will not have any problems as professionals have constructed your new home.

The truth is that builders hire sub-contractors to install components of the home at the lowest possible bid price to maintain a minimum standard. Many factors during construction could cause a major deficiency in your new home. Many builders have little quality control over their subcontractors' work.  They "trust" that the subcontractor is going to do the job correctly.  They "trust" the subcontractor to not take shortcuts that may lead to unsafe conditions.  Experience shows that this "trust" is often misplaced.

As a result of substantial growth in recent years. sub-contractors are moved from house to house and project to project to install components as quickly as possible. If the project is running behind then it is up to the sub contractor to make up the time. That could cause mistakes or worse shortcuts leaving defects that may not be uncovered for days, months or in many cases years. This is exactly what the builder relies on to be a profitable enterprise. This is not to say that a builder should not make a profit but rather that a builder should be held accountable for the quality of their product.
